If you are currently in the real estate market, you may be discovering that you do not need the wide range of services that your broker offers. Yet, your broker still receives the same compensation as if he had held your hand during the entire transaction. This is where a la carte real estate services come in. With a la carte real estate, you pay only for the services you actually use. That choice will save you thousands in commissions that would be better applied toward your closing costs.
Fees are determined by the service plan. Sellers have a few options available to them. A la carte real estate services offer full service listings for a fraction of the real estate commission you would pay a traditional broker. If you offer your home for sale on the Multiple Listing Service (MLS) as part of your a la carte arrangement, you will enjoy access to all the benefits of a traditional MLS listing but will also be liable for the full buyer broker commission. However, total commission costs will still be thousands less than with a standard representation arrangement. (FYI, a la carte real estate services are available only for traditional purchase and sale transactions; short sales and lender negotiated purchases and sales do not qualify.)
A la carte real estate services work best in facilitating sales in which the buyer is also not represented by a broker. For one flat rate, you will receive assistance in contract negotiations and preparation, follow up with the buyer on mortgage qualification, provide all necessary disclosures to the buyer, open escrow, arrange for inspections and advise on pre closing repair requests. Hourly consulting services are also available.
Buyers can also reap benefits from a la carte real estate services. You, as buyer, may even qualify for a 25 percent refund on the buying broker commission provided you commit to a minimum 30 day agreement with the a la carte real estate service. This agreement entitles you to broker services in locating potential homes, a market analysis to determine the best offer price, assistance with contract negotiations, help in securing the most suitable mortgage and representation of your interests at the final property walk through prior to closing.
Why not look into a la carte real estate services the next time you are in the market, particularly if you are selling. You will be pleasantly surprised at how much further ahead you will be financially by taking a nontraditional approach to your transaction.

Savvy home buyers and sellers have welcomed the advent of discount real estate brokerage services. Why pay someone else to do something that they can do themselves. Why pay a broker to search real estate listings when most people can do that quite nicely on their own. That is where discount real estate brokerage services come in.
Home buyers and sellers can choose from a few different types of discount real estate brokerage services, depending on their particular needs. Flat fee services are a form of discount real estate brokerage services in which brokers charge a flat fee for a limited menu of home sale services. The home seller enters payment information and property address in the website of a flat fee Multiple Listing Service (MLS) discount real estate brokerage. The broker assigned to oversee your transaction enters your listing with the local and national MLS networks (only licensed brokers are permitted to do so) and functions as point of contact during contract negotiations and at any other point at which professional broker services are required. The homeowner is permitted to place a For Sale By Owner sign in the yard and show the home without their broker being present.
Home buyers can access discount real estate brokerage services by hiring a broker who offers buyer commission rebates. Rebates return thousands of dollars that home buyers could better apply towards their new home. Again, why pay a broker for a service not performed. Shouldnt buyers earn a discount for not using a broker to find their new home.
Discount real estate brokerage services also come in the form of hourly real estate services. Instead of charging a percentage based commission or a flat fee, the brokerage keeps track of the time actually spent on a transaction and bills the customer accordingly. Hourly rates vary depending on the level of service performed. Naturally, administrative and managerial services will be billed at a different rate than professional broker representation would be.
The quality of professional broker services will not suffer under a discount real estate brokerage arrangement. The real estate industry is changing along with the times, but the level of professionalism remains the same.

Real estate commission rebates are a novel way to attract home buyers. Traditionally, real estate brokers have been paid percentage based commissions that are divided between selling and buying brokers after closing. Despite higher sale prices during housing market booms, potential home sellers are usually not very pleased at the prospect of paying high commission rates, and potential home buyers hesitate before committing themselves to large mortgage loans. These sellers have recently found relief from those high commissions through flat fee real estate services but, until now, that relief has not been extended to buyers. Here is where real estate commissions come in.
Real estate commission rebates help buyers buy homes they may otherwise not be able to afford. Since 21st Century home buyers most likely have found their homes through a search of Internet listings and not exclusively with the assistance of a broker, they find the concept of real estate commission rebates appealing and feel that they should share in at least a portion of the commission. You cant fault buyers for asking for a rebate. After all, those who are computer savvy are certainly capable of locating their own potential homes on the Internet and should not have to pay commission for a service that their broker did not perform. Generally speaking, real estate commission rebate brokers represent buyers during contract negotiations and at other times during the closing process when those buyers interests need protecting; for this level of representation they will either receive a straight salary or return a portion of their earned commission at closing.
Real estate commission rebate services are severely limited or prohibited altogether in some states, so you may not be able to take advantage of this service where you live. These services are also not practical for buyers planning a move to a different city or state. In those circumstances, buyers really need a broker with knowledge of local neighborhoods to guide them to the area that is right for them.
Even if real estate commission rebate services are allowed in your state, be aware that not all selling brokers embrace the idea. Some brokers are leery of working with buyers who are not represented by a licensed broker who can open lockboxes and show homes. Still, it would not be wise for selling brokers to limit exposure to their properties, particularly in a cool real estate market. If you are fluent in Internet and feel comfortable viewing online listings, why not give real estate commission rebate services a try if you are in the market to buy a home. You may just save yourself thousands of dollars that would be better used toward your new home.
